Buyers these days prefer buying newly constructed homes rather than pre-owned houses. There are several reasons like location of the house, budget, etc. Due to these, buyers need to know the pros and cons of buying a newly constructed home.

What are The Characteristics of a Newly Built Home?

  • Never Been Occupied
    This means no one has ever lived in and everything inside is brand new. No clogged sink, no broken tile, no black spots on ceilings or wall, nor any signs of usage. Everything should be spick and span.

     Some home owners might think that since their house are newly built, it's flawless. Well, you might be wrong. Not because your home is brand new, doesn't mean that it's spotless.

Three Reasons Why You Should Have a Home Inspection on New Constructions:

1. Save Money

        You might not worry about these because you have a Builder's Warranty, however, it's best to check any issues before it can turn into bigger problems and bring damage to your home. It would be smart to have it checked earlier rather than waiting 10-12 months before getting anything fixed.
​2. Peace of Mind

        Some buyers choose to buy new construction houses to avoid issues commonly found in older houses. Despite this, we still can't avoid the fact that builders are humans and they can't avoid making mistakes. To have peace of mind, you need to have your new home inspected before moving in. This could give you tranquility and not think that your sink will be clogged while you're washing your dishes.

What is a Builder's Warranty Inspection?

      Builder's Warranty Inspection is just the same as a regular home inspection which means that the house will also be inspected from top to bottom. Home inspectors will make sure that all issues will be identified prior to the expiration of your warranty.

What is the Coverage of this Inspection?

  • Exterior
​   ​The inspector will check if all windows, doors, and other penetrations are properly painted or caulked. They will also inspect if there are cracks or damages in the stucco.

​The inspector will check for any damages in the walls or ceilings of the garage and if there are any signs of water straining. ​​

​​Walls, windows, outlets, floors, and ceilings will be inspected for any damages. Functionality of cabinets, appliances, light switches and fans will also be checked.

​Bathroom fans or vents and tub drainage will be inspected and the functionality of hot water will be checked. Sinks will also be inspected for any leaks or damages. Lastly, the tiles will be inspected for any cracks or damages.

      During the process of purchasing a house, a final walk-through inspection must be done at the final phase before the closing day. This is to make sure that the house is ready and everything is in order.

What is a Final Walk-Through?

    This inspection is performed prior to closing and gives the buyers the opportunity to make sure the home is ready for them. This service is a standard full home inspection where all the major components of the home are inspected. All the appliances, lights, plumbing fixtures, electrical components, etc. will be tested, therefore, all utilities will need to be turned on. We do pay additional attention to surface deficiencies and installation issues as you are buying a brand new home, so the home should be in brand new condition.
