Visual/Video Walk-Through Service

With everyone working hard to limit the spread and exposure of COVID-19, we understand attending a final "walk through" prior to closing may be difficult and stressful for out-of-town buyers and those who are currently practicing self-quarantine/social distancing.
​To alleviate some of this stress, we will perform a live virtual/video walk through of the home with the buyer, so they can see the home's condition, ask questions, and be comfortable closing. ​​

This service can be order with a full home inspection or as a stand alone service.

This service will include:

1-

A visual review of the home and specific components by an unbiased licensed/COVID-19 safety certified Home Inspector.​

2-

A live video walkthrough of the property with the buyer via FaceTime or Zoom.

3-

A consultation with  the inspector to answer any questions or concerns about the home.

​We understand that with the new regulations and mandates, it maybe confusing as to what this means for Real Estate and related services.

Here is what we know...

The Cybersecurity and Infrastructure Security Agency (CISA) under Homeland Security has identified several businesses and services which they consider to be "essential" in order to secure critical infrastructure within our nation.   Included in this advisory list "Residential and commercial real estate services, including settlement services" are considered essential services.  

On April 1, 2020  Governor DeSantis said that the state of Florida will abide by the list outlined by the Department of Homeland Security during the "Stay at Home" order.

Hope Home Inspections provides a real estate service and will continue to provide inspections and other services for Realtors and customers during the "Stay at Home" order.

We will continue to take extra precautions while at properties (use disposable gloves, masks, etc) and practice social distancing to reduce the risk of spreading COVID-19.  We can also provide visual/video walk-throughs of properties if customers or agents are unable or uncomfortable being at the property. Doing Our Part to Protect Customers, Agents, and our Inspectors.

Rest assured we are open and performing inspections and NONE of our inspectors or employees have been outside of Florida in the past 14 days.

In an effort to minimize the spread of the Coronavirus (COVID-19) we have the following protocols in place:
  • Property Access/Attendance -
    • If for any reason you are not comfortable attending the inspection, with your permission, the inspectors will use their Supra E-keys to gain access to the property and can provide a phone consultation if requested.
  •  Hand Washing –
    • The inspectors will have their own soap dispensers and will wash their hans frequently during the inspection.
  • Protective Gear –
    • ​They will put on disposable gloves and face protection at every inspection to minimize exposure and are equipped with Clorox wipes in the event they do need to touch something without gloves. 
  • Contact –
    • Our inspectors have been instructed NOT to shake hands with anyone.
  • Sick –
    • All inspectors have been instructed to stay home if they become sick or have been exposed to someone who is sick​.

​A home inspection is an important step in the home buying process. This inspection will help you better understand the condition of your soon-to-be home and allow you to know exactly what you are buying.

Below is a list of the 5 ways to get the most out of your home inspection:
1- Hire an experienced home inspector from a professional company.  
  • This is not the time to ask a handyman or a family member to look through the house.  Home Inspectors check hundreds of items, walk on roofs, crawl through attics, and look for safety hazards.
2- Attend the inspection.
  • This is often one of the biggest purchases anyone makes, and you should be there to ask the inspector questions and discuss any issues that are found
3- Read the entire report, not just the summary. 
  • Important information about the house can be found throughout the report and not all of this information ends up in the summary section.
4- Get quotes from a licensed contractor for repairs 
  • This needs to be done so you have realistic information and costs.
5- Work with your Realtor 
  • They will help determine what repairs are important or contractually required to have repaired prior to closing.  ​

When you are searching for a new home you aren’t climbing on the roof or through the attic or checking that all the appliances and electrical outlets work. But our inspectors check more than 300+ items in a typical home.  Below are just a few of the issues that we often find during an inspection. Many of which a home owner living in the house didn’t even know were a problem. 
1. Torn Duct Work in attic- Repairing or replacing the ducts can be costly but this problem can cause higher energy bills, overwork the system, distribute debris/dust from attic into home and clog up the filter.

    • Plumbing is checked for any damages and leaks
  • Pillars
    • These are homes main support system, so our inspectors look signs of instability
  • Vapor Barriers
    • This component of a mobile home protects the home/sub floor from moisture from the ground.  We check for tears and damages which could negate the vapor barriers function.
  • Tie Downs
    • Tie Downs are designed to keep the home stable in the event of strong winds, so we check these components to ensure they are not loose, damaged, corroded, or kinked/bent as any of those could impact the homes stability.

A vast majority of leaks occur at or near plumbing fixtures like toilets and sinks, but sometimes leaks can be hidden deep within the walls of your home. As a home owner it is very important to know the signs of a potential water leak. Listed below are some signs to help you determine if you have a potential water issue:
1.An Unexpected Increase in your Water Bill.
  • An unexpected spike in water usage could be an indication that water is continuously running somewhere within your home possibly due to a leak. Keep in mind, statistically people use more water during the summer time than in the winter season. So, a hike in your water bill does not always designate you have an issue, but you should monitor continuous pay periods.
