Simply put, a home inspection is a objective visual inspection of a house. The inspection looks at the physical structure and primary systems of the home to report on whether the components and systems are working as intended to on the day of inspection. We inspect homes in accordance with the Florida Home Inspectors Standards of Practice. We do not inspect areas and/or items that are not readily accessible or place our inspectors in dangerous situations. Some of the more common items not included in a standard home inspection are as follows: cosmetic issues (floor coverings, paint, trim, etc), environmental hazards (radon, molds, asbestos, etc), security systems, humidifiers, sprinkler systems, septic systems, sewer lines, water softeners, wells, smoke detectors, central vac systems, and presence or absence of rodents, termites or other insects, or any systems that are not visible and/or accessible. Some of these items can be requested as additional inspection services (see below).

Our plumbing inspection covers and includes the main water supply shut-off valve, the main fuel supply shut-off valve, the water heating equipment, interior water supply, including all fixtures and faucets, all toilets for proper operation by flushing, all sinks, tubs and showers for functional drainage.
Inspectors evaluate deficiencies in the water supply by viewing the functional flow in two fixtures operated simultaneously. Deficiencies in the installation of hot and cold water faucets, mechanical drain stops that were missing or did not operate, and toilets that were damaged, had loose connections to the floor, were leaking, or had tank components that did not operate will be noted in report. |

When you book online simply enter in basic information about the home and select any additional inspection reports you may want and you will get the total cost of the inspection services along with available inspection dates and times. How does the Inspection Process Work? |
Confirmation emails will be sent out to the parties involved. The client will need to electronically approve and sign the pre-inspection agreement that is sent via email before the time of inspection. Payment is due at the inspection, cash or check are accepted and collect by the inspector. If the buyer is unable to attend, they will have to pay online by a credit/debt card (there is a 3.5% technology fee) or by eCHECK. The inspector will contact you when the inspection is complete to review their findings. Reports are sent via email to the client the next business day. |
