What is a Final Walk-Through?
This service is performed once the home is fully constructed, usually just prior to closing. This is a standard full home inspection where all major components of the home are inspected such as the roof, plumbing, electrical, HVAC, exterior, appliances, and major surface deficiencies.
Additional Services Suggested for a Final Walk-Through
Mold Air Quality Sampling
Moisture is needed for the balance of our biodiversity. It is necessary for the leaves, wood, and other plant debris to break down. Despite being useful for our environment, this can also bring bad effects such as this can trigger mold growth. Due to Florida being a humid state, mold is common, especially in older homes. However, mold can also be present in new constructions because during the building process, beams and supports are exposed to moisture and this can trigger the growth of mold.
Wind Mitigation
A wind mitigation report informs the insurance company of a home’s construction in order to determine its stability in the event of strong winds. This is usually requested by insurance companies at the closing of new construction in order to apply for discounts to homeowners’ insurance policies.
Sewer Scoping
A sewer scope inspection can help identify issues before they become a much larger problem. A snake-like cable with a camera is used to examine the home’s sewer line to identify issues such as damage to the pipes, blockages, etc. A Sewer Scope allows homeowners, buyers, and sellers to act before extensive damage occurs resulting in very expensive repairs. This is suggested for new constructions to ensure no construction material was deposited in the home’s plumbing system.
